What the data says about Catonsville's most coveted little neighborhood and why the next listing there matters.

A few days ago I sat down with a couple who have lived in Dunmore for nearly 17 years. They're retiring. They're moving away. And they're thinking about listing their house this spring.

They found me through this newsletter. The husband has been a subscriber for a while. So in a small way, you helped make this happen. I wanted to tell you about it.

Dunmore is one of those neighborhoods I talk about a lot, partly because I find it endlessly fascinating from a market perspective. It's tucked just inside the Beltway, backs up to protected woods that will never be developed, has its own Facebook group and email list, and trades maybe five or six times a year at most. When something comes up there, it moves fast.

"Every arm's-length sale in Dunmore over the past year sold over asking. Every single one. In three to four days."

Here's what the last twelve months of Dunmore sales actually look like. I pulled every transaction, closed, flipped, auctioned, all of it.

Notice anything? The owner-occupied homes, the ones where real people lived, maintained, and cared for the property, all sold over asking in under a week. The two flips both sat for over 40 days and either missed asking or barely touched it.

The market isn't punishing Dunmore. It's punishing bad execution. Buyers know the difference between a house that was loved and a house that was dressed up to sell. They always do.

Right now, there is nothing else for sale in Dunmore. No active listings, no pending, no coming soon. If the right house hits the market this spring, well-prepared, well-priced, well-marketed, it will have the neighborhood entirely to itself.

That's the situation I walked into the other night. A solid house in a great neighborhood. Owners who have taken care of it. A clear motivation to sell. And a market with nobody else in line ahead of them.

We had a great conversation. I walked the house, walked through the numbers, walked through what I'd do. They're still talking to a few other agents, which is completely fair and exactly what they should do.
